<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-97-57 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF CHARLES HINKSTON FOR <br />A CONDITIONAL USE PERMIT AND DESIGN REVIEW APPROVAL, AS FILED <br />UNDER CASE UP-97-08/Z-97-27 <br /> <br />WHEREAS, Charles Hinkston has applied for I) a conditional use permit to operate an <br />automobile rental facility, and 2) for design review approval to construct a <br />480-square foot office building for the automobile rental business located at 3956 <br />Old Santa Rita Road; and <br /> <br />WHEREAS, zoning for the property is C-S (Commercial Service) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of June 25, 1997, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations ofthe <br />City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The the proposed location of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose of the district in which the site <br />is located. <br /> <br />Some of the objectives of the zoning ordinance are to foster a harmonious, <br />convenient, workable relationship among land uses, protect existing land uses <br />from inharmonious influences and harmful intrusions, and to insure that public <br />and private lands are used for the purposes which are most appropriate and <br />beneficial to the City as a whole. The subject property is zoned C-S (Service <br />Commercial) District which is intended to provide sites for businesses typically <br />not found in shopping centers and having little or no pedestrian traffic. <br /> <br />The proposed rental car operation will attract very little pedestrian traffic. As <br />conditioned, the proposed use will be compatible with the adjacent uses and the <br />applicant will be required to mitigate any future nuisances which may occur as a <br />result of the proposed use. <br />
