<br />Resolution No. PC-97-55 <br />Page 3 <br /> <br />EXHIBIT "B" <br />UP-97-35 -- Second Unit <br />1310 Galanti Court <br />Conditions of Approval <br /> <br />I. All improvements shall be substantially as shown on the development plans, Exhibit" A", <br />(dated "Received May 30, 1997") on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans may be allowed <br />subj ect to the approval of the Planning Director iffound to be in substantial conformance <br />to the approved exhibits. <br /> <br />2. The applicant shall obtain and pay for all the necessary City permits for the construction <br />of the second unit. <br /> <br />3. Only one residential unit on the subject property may be rented. The other unit shall be <br />ovmer-occupied. The resident owner shall be signatory to any lease for the second unit. <br />The second unit shall be occupied by no more than two adults, although <br />there shall be no limit on the number of children. The applicant shall prepare a deed <br />restriction to this effect and shall submit it to the City Attorney for review and approval <br />prior to recordation. The recordation shall be accomplished prior to the installation of the <br />stove in the second unit. <br /> <br />4. In no case shall the second unit be sold, subdivided, or held under different legal <br />ownership from the primary residence. The applicant shall prepare a deed restriction to <br />this effect and shall submit it to the City Attorney for review and approval prior to <br />recordation. The recordation shall be accomplished prior to the installation of the stove <br />in the second unit. <br /> <br />5. One parking space shall be made continuously available to the occupant(s) of the second <br />unit for parking. The parking space dedicated for use by occupants ofthe second unit <br />shall be in the paved area between the house and the eastern property line, beyond the <br />garages. In the event that the occupant(s) of the second unit own and operate more than <br />one auto, all vehicles shall be accommodated on-site, but the parking areas for the second <br />unit shall not interfere with the two off-street guest parking spaces required by the Ruby <br />Hill Design Guideline. <br /> <br />6. The applicant shall install address signs that clearly are visible from the street during <br />daylight and night time hours and which clearly indicate that two separate units exist on <br />the parcel to the satisfaction of the Fire Marshall. The applicant shall obtain the new <br />street address for the second unit from the Planning Department. <br />
