<br />Resolution No. PC-97-47 <br />Page 9 <br /> <br />46. The applicant shall ensure that fire protection facilities, including all surface roads, fire <br />hydrants, and a water supply capable of furnishing the required fire flow shall be installed <br />and serviceable prior to and during the time of construction. When alternate methods of <br />protection are as approved by the Fire Chief, this requirement may be waived or <br />modified. Proposed alternative methods of fire protection shall be submitted, in writing, <br />to the Fire Chief. Work on the alternative fire protection methods shall not start without <br />the approval of the Fire Chief. <br /> <br />47. The homes shall be constructed with Class A fire retardant roofing material to the <br />satisfaction Fire Marshall. <br /> <br />Police <br /> <br />48. If required by the Police Department, the building(s) shall be equipped with an alarm <br />system, the type to be approved by the Police Department; this system shall be installed <br />prior to occupancy of the building. <br /> <br />Engineering <br /> <br />49. The applicant shall submit a final grading and drainage plan prepared by a licensed civil <br />engineer depicting all final grades and on-site drainage control measures. This plan shall <br />be subject to the review and approval of the City Engineer, Planning Director, and the <br />Director of Building Inspection prior to the issuance of any building permits. <br /> <br />50. If the applicant's grading plan is revised, indicating that grading will to occur within the <br />driplines of the heritage-sized Ailanthus altissima tree, an arborist shall be hired by the <br />applicant to provide a tree report, analyzing the potential impacts such grading will have <br />on the tree with recommendations to ensure that proper procedures are implemented <br />during the grading to ensure that the health of the tree will not deteriorate. Said tree <br />report shall be submitted to the Planning Director for review prior to issuance of a <br />grading permit. Addition conditions of approval pertaining to tree preservation and <br />protection may be added by the Planning Director, as necessary. <br /> <br />51. The applicant shall submit a refundable cash bond for hazard and erosion control prior to <br />issuance of an Engineering or Building Department permit. The amount of this bond will <br />be determined by the City Engineer. <br /> <br />52. Any existing wells on the site shall be removed or sealed, filled and abandoned pursuant <br />to Alameda County Ord. 73-68, prior to the start of grading operations unless Zone 7 <br />retains specific wells for observation wells, or special approval is obtained from the City <br />Engineer for temporary use of an existing well for construction water. Any wells <br />designated for abandonment or any wells, encountered during construction, are to be <br />destroyed in accordance with a permit obtained from Zone 7. <br />
