<br />Resolution No. PC-97-47 <br />Page 7 <br /> <br />32. No trees shall be removed other than those specifically designated for removal on the <br />approved plans. Protective chain link or nylon fencing shall be installed around the <br />existing A. altissima tree to be saved during all construction activities. In addition, the <br />following tree preservation methods shall be followed: <br /> <br />a.) No oil, gasoline, chemicals, or other harmful materials shall be deposited or <br />disposed within the dripline of the tree. <br /> <br />b.) No signs, wires, or ropes shall be attached to the tree. <br /> <br />c.) No stockpiling/storage of fill, etc., shall take place underneath or within 5' of the <br />dripline of the existing tree. <br /> <br />Failure to comply with these requirements may result in a stop-work order. <br /> <br />Building <br /> <br />33. The applicant shall submit 3 full-size sets of construction plans (wet-stamped and <br />signed), 2 sets of the necessary structural and Title 24 calculations, 2 copies of a site <br />specific soils report, and the completed Building Permit Questionnaire to the Building <br />Department, along with the necessary fees, to initiate the City's plan check process. The <br />plan check will be accepted only after the completion of the Design Review procedure's <br />IS-day appeal period, unless the applicant submit a signed statement acknowledging that <br />the plan check fees may be forfeited in the event that the approval is overturned or the <br />design is significantly changed as the result of an appeal. In no case will a building <br />permit be issued prior to the expiration of the IS-day appeal period. <br /> <br />34. All dwelling units in the development shall be constructed to meet Title 24 state energy <br />requirements. <br /> <br />35. All building and/or structural plans must comply with all codes and ordinances in effect <br />before the Building Department will issue permits. <br /> <br />36. The applicant shall submit a building survey and/or record of survey and a site <br />development plan in accordance with the provisions of Chapter 18.68 of the Municipal <br />Code of the City of Pleasanton. These plans shall be approved by the Director of <br />Building Inspection prior to the issuance of a building permit. The site development plan <br />shall include all required information to design and construct site, grading, paving, <br />drainage, and utilities. Specific items to be indicated on the site development plan <br />necessary to construct the improvements are to be in accordance with the City of <br />Pleasanton Private Development Design Guidelines adopted April 15, 1986. <br />
