EXHIBIT A <br /> <br /> <br />RESOLUTION NO. PC-2025-07 <br /> <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON APPROVING A MINOR AMENDMENT TO VESTING TENTATIVE <br />TRACT MAP 8672 TO INCLUDE PRIVATE STREET NAMES FOR A HOUSING <br />DEVELOPMENT AT 3200 HOPYARD ROAD <br />[CASE NOS. P23-0177 AND VTM 8672] <br /> <br /> <br />WHEREAS, Catalyst Development Partners LLC applied for Design Review approval <br />and Vesting Tentative Map 8672 for an approximately 2.99-acre site <br />located at 3200 Hopyard Road ("Property") to create nine parcels for <br />condominium purposes with 55 attached condominium units comprised of <br />47 townhome-style units ranging in size from approximately 1,692 to 2,738 <br />square feet (s.f.) per unit, and eight one-bedroom 565 s.f. units and 12 <br />common area parcels; and <br /> <br />WHEREAS, zoning for the property is zoned RM-1,500 (Multi-Family Residential <br />District) and the General Plan designation is High Density Residential; and <br />WHEREAS, on April 16th, 2024, the City Council approved applications for Design <br />Review, as filed under case No. P23-0177 and Vesting Tentative Map <br />8672; and <br /> <br />WHEREAS, the Property and entitlements for the housing development at 3200 <br />Hopyard Road have been acquired by Tri Pointe Homes (“the Applicant”). <br />The Applicant has applied for a minor amendment to Vesting Tentative <br />Tract Map 8672 to include private street names for the approved housing <br />development (“the Project”). <br /> <br />WHEREAS, on April 23, 2025, the Planning Commission held a duly noticed public <br />meeting to consider the Project and staff recommendations, all public <br />comments and testimony, and findings. <br /> <br />NOW, THEREFORE BE IT RESOLVED by the Planning Commission of the City of <br />Pleasanton, that prior to taking action on the Project, and at a properly <br />noticed public meeting, the Planning Commission reviewed written and <br />oral staff reports, took testimony and received into the record all pertinent <br />documents related to the Project (collectively, the “Record Evidence”). The <br />Planning Commission’s determination is based on the Record Evidence <br />which is incorporated into this Resolution by ref erence. <br /> <br />BE IT FURTHER RESOLVED by the Planning Commission of the City of Pleasanton: <br /> <br />Section 1.
