<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-97-39 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF CARDEN WEST SCHOOL, FOR A <br />CONDITIONAL USE PERMIT, AS FILED UNDER CASE UP-97-l8 <br /> <br />WHEREAS, Carden West School, has applied for a conditional use permit to expand Carden <br />West School into an approximately 1,200 square foot suite located in an existing <br />office building located at 4466A Black Avenue (Black A venue Professional <br />Offices); and <br /> <br />WHEREAS, zoning for the property is 0 (Office) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of May 14, 1997, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose ofthe district in which the site <br />is located. <br /> <br />Some ofthe objectives of the zoning ordinance are to: foster a harmonious, <br />convenient, workable relationship among land uses, protect existing land uses <br />from inharmonious influences and harmful intrusions, and to insure that public <br />and private lands ultimately are used for the purposes which are most appropriate <br />and beneficial to the City as a whole. As proposed the school expansion would <br />not interfere with the operations of the surrounding uses and would not alter the <br />existing design of the building. <br /> <br />B. The proposed location ofthe conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious to the properties or <br />improvements in the vicinity. <br /> <br />The proposed school will be contained completely within the building on the site. <br />Sufficient parking, ample traffic capacity, adequate separation from the residential <br />neighborhoods, maintenance of noise levels, safety and security within the <br />premises have been provided. The existing Carden West School has been <br />operating from the adjacent property for the past eight years without any apparent <br />adverse impacts on the surrounding uses. <br /> <br />C. The proposed conditional use will comply with each of the applicable <br />provisions of the zoning ordinance. <br />
