Location and Notification Map <br /> <br /> <br />EXECUTIVE SUMMARY <br />On April 16, 2024, the City Council approved Catalyst Development Partners’ proposal for a <br />55-unit condominium project at 3200 Hopyard Road, including new private streets. As the <br />original approval did not include street names, an amendment to the Vesting Tentative Map is <br />proposed for Planning Commission review and approval. The proposed street names have <br />been reviewed and approved by life-safety responders and City staff for their suitability in <br />accordance with established policies. <br /> <br />BACKGROUND AND DISCUSSION <br />On April 16, 2024, the City Council approved applications of Catalyst Development Partners, <br />LLC, for Design Review and Vesting Tentative Map 8672 located at 3200 Hopyard Road. The <br />project will create nine parcels for condominium purposes with 55 attached condominium units <br />comprised of 47 townhome-style units, eight one-bedroom units, and 12 common area parcels, <br />and related improvements. Since the original approval was granted, the project <br />entitlements/property have been acquired by the current applicant, Tri Pointe Homes. <br /> <br />The new lots would be accessed by new private streets – two new entry streets from South <br />Valley Trails Drive, and three non-through streets/courts within the interior of the property.
