Page 1 <br /> <br />EXHIBIT A <br />DRAFT CONDITIONS OF APPROVAL <br />P24-0596, VTM 8724 <br />0 Vineyard Avenue, APN: 946-461-900-1 <br />March 26, 2025 <br />The applicant is hereby notified, as part of this approval, that (s)he is required to satisfy and <br />maintain compliance with the conditions of approval below. Where approval by the Director of <br />Community Development, Planning Division, Director of Engineering/City Engineer, City Attorney, <br />Chief Building and Safety Official, Fire Department or other City staff are required, review shall be <br />for compliance with all applicable conditions of approval, adopted policies and guidelines, <br />ordinances, laws and regulations, and accepted practices related to the approval. In addition to <br />complying with the conditions below, the applicant is required to comply with all applicable federal, <br />state, and local laws that pertain to this project whether or not specifically noted herein. <br />This approval is granted for a Housing Site Compliance Review and Vesting Tentative Map 8724 <br />(P24-0596) approval to construct 27 single-family homes and a 3-acre park on a vacant parcel <br />located on Vineyard Avenue and referred to as the PUSD Vineyard site pursuant to SB 330; located <br />on Assessor Parcel No. 946-461-900-1at 0 Vineyard Avenue. Development shall be substantially as <br />shown on the project materials listed below: <br />a. Project plans, Exhibit B, prepared by SDG Architects, Inc, CBG Civil Engineers and Gates <br />and Assoc for Trumark, dated “Received” on March 4, 2025, and kept on file in the Planning <br />Division of the Community Development Department. <br /> <br />b. Arborist Report prepared by Horticultural Associates for Trumark, dated November 23, 2024, <br />and kept on file in the Planning Division of the Community Development Department. <br /> <br />c. Traffic Impact Analysis prepared by Hexagon Transportation Consultants, Inc. for Trumark, <br />dated November 19, 2024, and kept on file in the Planning Division of the Community <br />Development Department. <br /> <br />d. Geotechnical Engineering Report prepared by Aftershock Geotechnical for Trumark dated <br />April 15, 2024 (Job No. 24.108.100), dated “Received” on October 2, 2024, and kept on file <br />in the Planning Division of the Community Development Department. <br />e. Phase I Environmental Assessment prepared by ENGEO Inc., for Trumark, dated June 28, <br />2024 (Project No. 24773.002.001), dated “Received” on October 2, 2024, and kept on file in <br />the Planning Division of the Community Development Department. <br /> <br />The project materials listed above are collectively the “Approved Plans”. <br />THIS APPROVAL IS GRANTED SUBJECT TO THE FOLLOWING CONDITIONS: <br />1.
