The design of the subdivision or its related improvements will not conflict with <br />easements, acquired by the public at large, for access through or use of <br />property within the proposed subdivision. <br /> <br />There are no existing easements on the project site. This Vesting Tentative Map <br />provides for easements including a public access easement, public service <br />easement and emergency access easement. The design of the subdivision and <br />related improvements does not conflict with the proposed easements. <br /> <br />8. The restriction on approving a tentative subdivision map on land covered by a <br />land conservation contract entered into pursuant to the California Land <br />Conservation Act of 1965 (Williamson Act) is not applicable. <br /> <br />The site is not covered by a land conservation contract, including a Williamson Act <br />contract. <br /> <br />9. The discharge of waste from the proposed subdivision would not result in <br />violation of existing requirements prescribed by the California Regional Water <br />Quality Control Board (RWQCB). <br /> <br />No discharge violation currently exists and sewer capacity is available for this <br />subdivision. The project would not discharge any waste other than domestic <br />sewage and all sewage would be discharged into the city’s sanitary sewer syste m <br />for ultimate treatment. Stormwater runoff would be collected and conveyed through <br />bio-retention basins located on the north and west sides of the parcel. Urban <br />stormwater runoff is required to meet the City’s RWQCB permit requirements for <br />urban development. <br /> <br />Section 3: <br />The Planning Commission approves Vesting Tentative Map 8724, the application of <br />Trumark Homes to subdivide the approximately 10.64 -acre site located at 0 <br />Vineyard Avenue (APN: 946-461-900-1) into a 27-lot subdivision, a 3-acre park lot <br />with bioretention areas, and a lot for the internal streets, subject to the conditions <br />shown in Attachment 1, attached hereto and made part of this case by reference . <br /> <br />Section 4: <br />This resolution shall become effective 15 days after its passage and adoption unless <br />appealed prior to that time. <br /> <br />PASSED, APPROVED AND ADOPTED by the Planning Commission of the City of <br />Pleasanton at a regular meeting held on March 26, 2025 by the following vote: <br /> <br />Ayes: Commissioners Jain, Pace, Wedge, and Chair Morgan <br />Docusign Envelope ID: DD265359-AEA1-4A7A-A8D3-92788E5DBFC8
