Single-lever water controls at all plumbing fixtures and faucets. <br />p. Hand-held shower head, or combination shower head with hand-held capability. <br />q. Blocking in walls around toilet, tub, and shower for future installation and/or relocation of <br />grab bars. <br /> <br />41. UNIVERSAL DESIGN – 15 OR MORE UNITS – ADDITIONAL CRITERIA: Unless otherwise <br />approved by the Director of Community Development, a minimum of one unit for each <br />bedroom type offered (one-bedroom, two-bedroom, etc.) and a minimum of five percent of <br />all units required to be adaptable shall provide the following features: <br />a. A roll-in shower. <br />b. Variable height (28 to 42 inches above finish floor) permanently fixed work surfaces such <br />as countertops, sinks, and/or cooktops in kitchens with a minimum of one 30-inch-wide <br />countertop. Pull-out countertops or cutting boards will not satisfy this requirement. <br /> <br />TRAFFIC DIVISION <br />42. TRAFFIC CONTROL PLAN (TCP): A comprehensive traffic control plan shall be submitted <br />to the City Traffic Engineer for review and approval. Best management practices to minimize <br />traffic impacts shall be used during construction, including scheduling of major truck trips <br />and deliveries, to avoid peak travel hours. The TCP shall have proper lane closure <br />procedures such as flagger stations, signage, cones, and other warning devices <br />implemented during construction. The TCP shall also include time of day/hours of lane <br />closures and total number of days. <br /> <br />43. TRUCK ROUTES: The haul route for all materials to and from the project site shall be <br />reviewed and approved by the City Traffic Engineer prior to building permit issuance and <br />shall include the provision to monitor the street surfaces used for the haul route so that any <br />damage and debris attributable to the haul trucks is identified and corrected at the expense <br />of the applicant. <br /> <br />44. TRAFFIC SIGNAGE AND STRIPING – ON SITE: All on site traffic related signage and <br />striping shall be included in the building permits plans for review and approval by the City <br />Traffic Engineer prior to building permit issuance. <br /> <br />45. TRAFFIC SIGNAGE AND STRIPING – OFF SITE: All off site traffic related signage and <br />striping shall be included in the improvement plans for review and approval by the City <br />Traffic Engineer prior to permit issuance. <br /> <br />46. TRAFFIC IMPACT FEES: The applicant shall pay any traffic impact fees for the <br />development as determined by the City Traffic Engineer. The fee shall be paid prior to <br />building permit issuance. <br /> <br /> <br />LANDSCAPE ARCHITECTURE DIVISION – 925-931-5672 <br /> <br />Landscaping <br /> <br /> <br />47. LANDSCAPING: Detailed landscape and irrigation plans encompassing all planting areas, <br />both on-site and off-site, shall be included in the building permit plans.
