area and would retain the integrity of the historical building. Meanwhile, the proposed retail use
creates a synergy that enhances economic vitality throughout Downtown.

Staff is sensitive to the balance that must be maintained between the preservation of
Pleasanton's historical heritage and the renovation, expansion and re-use of older structures with
the ultimate goal of expanding pedestrian-oriented activity and vitality throughout the
Downtown's central commercial district. The City has discouraged projects that fail to meet
these objectives. In this case, however, staff and the PDA share the belief that the applicant's
proposed retail addition respects the integrity of the existing building while fulfilling the goals
of expanding Downtown's commercial area and of providing the necessary parking for the use.
Staff therefore believes this project would be a positive addition to Pleasanton's historic
downtown.

STAFF RECOMMENDATION:

Approve by taking the actions listed on pages 1-2 under
"Staff Recommendation."

Respectfully Submitted,

Director of Planning &
Community Development

Sue Rossi
Director of Finance

Nelson Fialho
City Manager

Attachments:

1.
