The Arroyo Lago Project, proposed by 330 Land Company, LLC <br />(“Arroyo Lago Applicant”), proposes construction of 194 market-rate single-family <br />homes, with 49 accessory dwelling units, on an approximately 26.6-acre site in East <br />Pleasanton.2 The Arroyo Lago Project site consists of three Assessor’s Parcel <br />Numbers (“APNs”)-APN 946-4634-1 (the residential site) as well as APN 946-4634-2 <br />and APN 946-1350-3-10 (the off-site improvements),3 owned by USL Pleasanton <br />Lakes L.P. and Lionstone U.S. Land One L.P.4 The East Lakes Project, proposed by <br />the same property owner as the Arroyo Lago Project, USL Pleasanton Lakes (“East <br />Lakes Applicant”), proposes 357 single-family age-restricted homes and 88 age- <br />restricted assisted living units, for a total of 445 units, to be located on <br />approximately 61.6 acres of parcel APN 946-4634-2 (the same parcel proposed for <br />the Arroyo Lago Project’s offsite improvements).5 <br /> <br />The County released a Draft Environmental Impact Report (“DEIR”) for the <br />Arroyo Lago Project September 2024 with a comment period that closed on <br />November 8, 2024. The DEIR did not describe the proposed annexation of the <br />Project sites by the City as part of the Project.
