<br />The applicant is hereby notified, as part of this approval, that (s)he is required to satisfy and
<br />maintain compliance with the conditions of approval below. Where approval by the Director of
<br />Community Development, Planning Division, Director of Engineering/City Engineer, City
<br />Attorney, Chief Building and Safety Official, Fire Department or other City staff is required,
<br />review shall be for compliance with all applicable conditions of approval, adopted policies and
<br />guidelines, ordinances, laws and regulations, and accepted practices related to the approval.
<br />In addition to complying with the conditions below, the applicant is required to comply with all
<br />applicable federal, state, and local laws that pertain to this project whether or not specifically
<br />noted herein.
<br />
<br />This approval is granted for (1) an addendum to the Downtown Specific Plan’s Final
<br />Environmental Impact Report (FEIR); (2) Rezoning (P21-1173) two parcels totaling
<br />approximately 2.3-acres in area from C-C (Central-Commercial) to PUD-MU (Planned Unit
<br />Development-Mixed-Use) District, (3) a certificate of appropriateness to demolish structures,
<br />(4) a PUD-MU development plan (PUD-146) to: (a) retain the two-story single-family home and
<br />construct an approximately 1,360-square-foot two-story addition to the north side of the home;
<br />(b) demolish the detached accessory dwelling unit, Barone's restaurant, and all other
<br />structures and site modifications; and (c) construct: i) 14 detached single -family homes, and ii)
<br />two commercial buildings totaling approximately 3,125 square feet in area with a public plaza,
<br />new private street, and related site improvements; and (5) a Vesting Tentative Tract Map
<br />(Tract 8631) to subdivide the 2.3 acres into 15 single -family lots, one commercial lot, and three
<br />private common space parcels for the proposed project located 475 St. John Street (APN 094-
<br />0114-007-00) and 493 St. John Street (APN 094-0114-008-00). Development shall be
<br />substantially as shown on the project materials listed below:

<br />a. Project plans, Vesting Tentative Map, Color and Material Board, etc., Exhibit B,
<br />prepared by Robert Hidey Architects, and RJA for Robson Homes, LLC, dated
<br />“Received” on September 6, 2024, and kept on file in the Planning Division of the
<br />Community Development Department.

<br />b. Addendum to the Downtown Specific Plan FEIR prepared by Rincon Consultants, Inc.,
<br />for Robson Homes, LLC, dated September 2024, and kept on file in the Planning
<br />Division of the Community Development Department.
<br />
<br />c. Arborist Report prepared by Monarch Consulting Arborists for Robson Homes, LLC,
<br />dated on November 19, 2021, and kept on file in the Planning Division of the
<br />Community Development Department.
