<br /> <br /> <br /> <br />P21-1173, PUD-146, and Tract 8631 PC-2024-17, October 23, 2024 <br /> <br />6 of 34 <br /> <br />Section 3: The Planning Commission hereby recommends the following to the City Council: <br /> <br />1. Adopt a resolution adopting the September 2024 addendum to the Downtown <br />Specific Plan Final Environmental Impact Report (FEIR) for the Project. <br /> <br />2. Adopt the findings set forth in Sections 1 and 2 of this Resolution. <br /> <br />3. Adopt an ordinance approving Rezoning (P21-1173) two parcels totaling <br />approximately 2.3 acres in area from C-C (Central Commercial) to PUD-MU <br />(Planned Unit Development – Mixed Use) District. <br /> <br />4. Adopt an ordinance approving Planned Unit Development -Mixed Use Plan (PUD- <br />146) to: a) approve a certificate of appropriateness to demolish structures; b) <br />retain the two-story single-family home and construct a 1360 square-foot two- <br />story addition to the north side of the home; c) demolish the detached accessory <br />dwelling unit, the Barone’s restaurant, and all other structures and site <br />modifications, and d) construct 14 detached single family homes and two <br />commercial buildings totaling approximately 3,125 square with a public plaza, <br />new private street and related improvements, subject to the draft conditions of <br />approval listed in the attached Exhibit A. <br /> <br />5. Adopt a resolution approving and Vesting Tentative Map (Tract 8 631), to <br />subdivide 2.3 acres into 15 single-family lots, one commercial lot, and three <br />private common space parcels, subject to the draft conditions of approval listed <br />in the attached Exhibit A. <br /> <br />6.
