<br />P25-0026, Accessory Dwelling Units Planning Commission, February 12, 2025 <br />Exhibit A, PMC Amendments, Page 3 <br /> <br />b. Lots with an existing multifamily dwelling are permitted to have up to eight <br />detached ADUs, or as many detached ADUs as there are primary dwelling <br />units on the lot, whichever is less. Lots with proposed multifamily dwellings <br />are permitted to have a maximum of two detached accessory dwelling units <br />are permitted. The two accessory dwelling units may be attached to one another <br />but must be detached from all existing structures. <br />D. For purposes of this section, "Statewide Exemption Accessory Dwelling Unit Standards" <br />are: 800 square feet maximum in size, 16 18, or 20 foot maximum in height depending <br />on conditions specified in Government Code section 66321, subdivision (b)(4)feet <br />maximum in height, and four-foot minimum setbacks from side and rear property lines. <br />E. The city will either approve or deny an application to create an accessory dwelling unit or <br />junior accessory dwelling unit within 60 days from receiving a complete application if <br />there is an existing one-family or multi-family dwelling on the lot. If the permit <br />application to create an accessory dwelling unit or junior accessory dwelling unit is <br />submitted with a permit application to create a new one-family dwelling, the city may delay <br />approving or denying the permit application for the accessory dwelling unit or junior <br />accessory dwelling unit until the city approves or denies the permit application to create <br />the new one-family dwelling. If the city denies an application for an accessory dwelling <br />unit or junior accessory dwelling unit, the city shall return in writing a full set of comments <br />to the applicant with a list of items that are defective or deficient and a description of <br />how the application can be remedied by the applicant within 60 days. In any case, and <br />notwithstanding the requirements of this title, the application to create the new accessory <br />dwelling units or junior accessory dwelling unit shall be considered without discretionary <br />review or hearing. An application for an accessory dwelling or junior accessory dwelling <br />unit shall include: <br />1. Plot plan (drawn to scale) showing the dimensions of the lot on which the <br />accessory dwelling or junior accessory dwelling unit will be located; the location <br />and dimensioned setbacks of all existing and proposed structures on the proposed <br />site; any existing trees proposed to be removed; all easements; building envelopes; <br />and parking for the project site. <br />2. Floor plans of the entire structure with each room dimensioned and the resulting <br />floor area calculated. The use of each room shall be identified. <br />3. Elevation drawings of existing and proposed elevations, showing all relevant <br />details of the proposed construction, including, but not limited to: dimensions; <br />materials and colors with notation demonstrating that the proposed accessory <br />dwelling unit matches the design of the existing structure; and any other special <br />characteristics of the project. <br />4. A table detailing the lot size, existing home square footage (with and without the <br />garage), square footage of the proposed accessory dwelling unit, and the floor area <br />ratio. If the accessory dwelling unit is for a multi-family development, the table <br />shall include the square footages of all multi-family units within the subject multi-
