P24-0720: Attachment 1

General Plan Land Use Element Policy 12 – Area 27 (page 2-35): “This site shall
include at least three acres of neighborhood park(s) and/or open space(s), one of
which shall be a contiguous open space along Vinyard Avenue amounting to at
least 60% of the total proposed open space , of at least three acres.”

Housing Element Modifications to the Area 27 site sheet (page B -51):
“The subject site was dedicated to the Pleasanton Unified School District as part
of the development of the Vineyard Avenue Specific Plan, as a prospective
location for a future school site. Based on the location, PUSD has determined
that the location would not be suitable for a new school and has indicated an
interest in identifying the site for future residential development. The site is
currently part of the Vineyard Avenue Specific Plan and would require a Specific
Plan Amendment to allow for residential development. which remains applicable
only if the site is not developed consistent with the Housing Element. Program
1.1 includes the Specific Plan Amendment in the rezoning action. To facilitate the
development of the site, the park location and configuration is flexible, except
that one of the open space/park areas must be a contiguous open space along
Vinyard Avenue amounting to at least 60% of the total proposed open space.
There can be one or more park and/or open spaces on the site as long as the
total size of all the park and open space is at least three acres. To accommodate
the desired residential density, the stormwater facilities serving the housing can
be located in the park and/or open space area.”

Docusign Envelope ID: 9558053D-A597-48FA-9FE8-0869A03DF887
