RESOLUTION NO. 2025-002 <br /> A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF PLEASANTON <br /> APPROVING VESTING TENTATIVE MAP 8631, THE APPLICATION OF ROBSON <br /> HOMES, LLC. <br /> WHEREAS, Robson Homes, LLC, has applied for Vesting Tentative Map approval to <br /> subdivide two parcels totaling 2.3-acres in area located 475 St. John Street (APN 094-0114-007- <br /> 00) and 493 St. John Street (APN 094-0114-008-00) (hereinafter "Project") into 15 single-family <br /> lots, one commercial lot, and three private common space parcels for the proposed project located <br /> at 475 St. John Street (APN 094-0114-007-00) and 493 St. John Street (APN 094-0114-008-00); <br /> and <br /> WHEREAS, the tentative map is submitted in conformance with the PUD application, <br /> PUD-146; and <br /> WHEREAS, at its duly noticed public hearing of January 9, 2025, the City Council <br /> considered all public testimony, relevant exhibits, and recommendations of the City staff and <br /> Planning Commission concerning this application; and <br /> WHEREAS, the environmental effects of this project were reviewed with the PUD <br /> application, PUD-146, and it was determined that project is exempt from additional CEQA review <br /> because the project was adequately analyzed in Projects Addendum to the Downtown Specific <br /> Plan's Final Environmental Impact Report and satisfies all the requirements of CEQA; and <br /> WHEREAS, after a review of the materials presented, the Pleasanton City Council <br /> reaffirms all of the considerations and findings set forth in Planning Commission staff report; and <br /> WHEREAS, the City Council has determined that the proposed subdivision is in keeping <br /> with the requirements of the PUD development plan, PUD-146. <br /> NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES <br /> RESOLVE, DECLARE, DETERMINE, AND ORDER THE FOLLOWING: <br /> SECTION 1. Approves the application of Robson Homes, LLC, for Vesting Tentative <br /> Map approval to subdivide two parcels totaling 2.3-acres in area parcel located at located 475 St. <br /> John Street (APN 094-0114-007-00) and 493 St. John Street (APN 094-0114-008-00), into 15 <br /> single-family lots, one commercial lot, and three private common space parcels for the proposed <br /> project located at 475 St. John Street (APN 094-0114-007-00) and 493 St. John Street (APN 094- <br /> 0114-008-00), subject to the conditions shown in Exhibit A of Ordinance No. 2290 approving <br /> P21-1173 and PUD-146. <br /> SECTION 2. This resolution shall become effective immediately upon the effective date <br /> of the ordinance approving P21-1173 and PUD-146. <br /> PASSED, APPROVED, AND ADOPTED by the City Council of the City of Pleasanton at <br /> a regular meeting held on January 9, 2025. <br /> {Signatures and votes to follow on the next page} <br />
