If signs are desired, <br />the applicant shall submit a sign proposal to the Planning Division for review and <br />approval prior to sign installation. <br />11. EXTERIOR CHANGES: Changes to the exterior of the building shall not be made <br />without prior approval from the Planning Division. <br />12. RELOCATION: If the applicant wishes to relocate the use to a new address or tenant <br />suite, the applicant shall secure a new conditional use permit prior to occupying the new <br />building or tenant space. <br />13. IMPACT FEES : The applicant shall pay the required sewer fees, traffic impact fees , and <br />all other fees the proposed use may be subject to prior to building permit issuance. The <br />type and amount of the fees shall be those in effect at the time the building permit is <br />issued. <br />14. BUILDING PERMIT : Any tenant improvement plans shall be submitted to the Building <br />and Safety Division for review and approval prior to operation. The applicant shall obtain <br />a building permit prior to the commencement of any work. Prior to issuance of a <br />business license , the applicant shall submit plans to the Building Department that satisfy <br />egress requirements (project specific condition( <br />TRAFFIC DIVISION -925-931-5600 <br />15 . TRAFFIC IMPACT FEES: The applicant shall be responsible to pay both the City's <br />Traffic Impact Fees (TIF) and the Tri-Valley Transportation Council's (TVTC) Tri-Valley <br />Transportation Development Fee (TVTDF). Estimated TDF's are attached in the <br />documents section . <br />P24-0370 <br />a. The applicant shall,be responsible to pay the City's TIF based on the proposed <br />number of trips during the PM peak hour (highest 1 hour volume between 4 p.m. <br />and 6 p.m.). T rip credits shall be given for the existing use. Per the narrative <br />provided in submittal 2, the project will generate 16 trips during the PM peak <br />hour. These trips will not exceed the previous use and no City TIF's are required <br />at thi ~ime. However, Traffic Engineering will monitor the site throughout the <br />CUP. Should Traffic Engineering observe a volume of trips in excess of the PM <br />peak hour assumption, the City Traffic Engineer will require a trip generation <br />"after study" to be completed by the City's on-call transportation consultant. If the <br />trip generation "after study" is reflective of the applicant's narrative, no further <br />action will be needed. If the trip generation is greater than the narrative , the <br />applicant shall be required to pay the City's Traffic Impact Fees associated with <br />the additional trips and/or have their use permit brought back to Planning <br />Commission for subsequent review. (Project Specific Condition) <br />b. The applicant shall be responsible to pay the TVTDF based on the average <br />number of trips between both the AM (7-9 a.m.) and PM (4-6 p.m.) peak hours . <br />Trip credits shall be given for the existing use. The TVTDF is collected by the <br />City of Pleasanton for the TVTC .
