PARKING ANALYSIS <br />As previously mentioned, there are two existing single-story buildings on the subject site that <br />collectively are approximately 48,404 square feet in floor area and with the proposed playground <br />that will use 10 parking stalls, there will be a total of 162 on-site parking spaces. <br /> <br />The proposed site provides 162 total parking stalls, they are shared among two buildings. The two <br />other current tenants include After School and AT&T. The after school resides at 6665 Owens Drive, <br />occupying 9,604 square feet, with business hours of 9:00 AM – 07:00 PM. The other building on the <br />parcel is occupied by an AT&T Data Center. This 25,500 square feet building is filled with server <br />equipment and only has two employees on-site. This tenant has traditional operating hours of 8 AM <br />– 5 PM. Both of these tenants utilize less than their share of the 160 available parking stalls which <br />allows for plenty of parking on this site. <br />The parking ratio at the subject site is one space per 303 square feet of gross floor area. Based on <br />this ratio: <br /> <br />6665 Owens Drive: (9,604 square feet multiplied by 1 parking space /303 square feet = 3 2 parking <br />spaces). <br />6663 Owens Drive: (11,135 square feet multiplied by 1 parking space /303 square feet = 3 7 parking <br />spaces). <br />6621 Owens Drive: (25,500 square feet multiplied by 1 parking space /303 square feet = 85 parking <br />spaces). <br />Total parking required: 154 <br />Total parking proposed provided: 162 <br /> <br />The Pleasanton Municipal Code parking standards require that educational facilities provide one <br />parking space for each employee and one parking space for every four students in grade 10 or <br />above. <br /> <br />Based on these requirements, ACV could generate a demand for up to 10 parking spaces for <br />afterschool and 8 parking spaces for preschool. <br /> <br />Meanwhile, the AT&T Data Centers filled with server equipment and only has two employees on-site. <br />This tenant has traditional operating hours of 8 AM – 5 PM. All of these tenants utilize less than their <br />share of the 162 available parking stalls, which allows for plenty of parking on this site. <br /> <br /> <br />
