This letter petition is incorporated
herein by reference as though fully set forth.

The subject property lies with the boundaries of the Vineyard Avenue Corridor
Specific Plan. The Specific Plan for the 384-acre Vineyard Avenue corridor was
adopted by the City Council in June 1999. The Plan is intended to facilitate the
transition of land uses between the urbanized edge of Pleasanton to the west and
the Ruby Hill development to the east. The land uses featured in the Plan include a
mix of single-family homes, vineyards, open space, community park, elementary
school, and possible "wine country" related uses. The Specific Plan identified the
area within which the property lies as a "residential district." The project related
environmental impact analysis is contained in the approved environmental impact
report (EIR) and, therefore~ no further environmental review is required.
(Attached as Exhibit B is a copy of the "Resolution Adopting CEQA Findings and
the Statement of Overriding Considerations for the Vineyard Avenue Corridor
Specific Plan and PUD Rezoning (and PUD Pre-Zoning and Minor Annexation),
and Approving the Vineyard Avenue Corridor Specific Plan).
