P21-1173, PUD-146 and Tract 8631: 475 & 493 St. John Street Planning Commission
14 of 32

Figure 12: Single Family Home Elevations (Proposed): North/Rear Elevation and
South/Front (no change to front elevation)

Commercial. The new commercial buildings, totaling approximately 3,125 square feet in area
between the two, will be designed to be in keeping with other commercial downtown buildings.
The buildings will be constructed with natural color brick veneer and have brick wall bands and
trim around the windows, large storefront doors and windows on the St. John Street elevations.
Building B will have a large glass facade facing the plaza to add variation to the design.
Transom windows are also incorporated over the glass doors and metal canopies on the south
elevation of the buildings to further distinguish the commercial spaces. The commercial
buildings are separated by an approximately 1,568-square-foot bricklayer plaza, which will
provide seating, planters, and a decorative metal arch pedestrian entry.

Figures 13-22 provide full and focused streetscape views of St. John Street, plaza design, and
building elevations.

Figure 13: Full Streetscape View

New Home (Lot 4)
St. John Street Townhome Barone’s Home New Com.
