P21-1173, PUD-146 and Tract 8631: 475 & 493 St. John Street Planning Commission <br />9 of 32 <br />Tree Removal and Landscaping/Fencing <br />The project site has approximately 51 trees of varying species with 34 being heritage-sized <br />trees4. The project would require removing 39 of the 51 trees, including the 34 heritage-size <br />trees, due to direct or significant encroachment by the proposed project. Replanting of 36 new <br />trees is proposed primarily along the proposed private street and within the commercial parking <br />lot. Sheet C3.1 in Exhibit B shows which existing trees would be removed and those to be <br />preserved. <br /> <br />Preliminary landscape plans and fencing details have been provided for the project. A variety of <br />drought-tolerant and climate-appropriate trees, shrubs, and groundcover are proposed, most of <br />which would be along the private street, in bioretention areas, and around the perimeters of the <br />commercial lot. The rear yards of Lots 1-14 will have planter boxes to be maintained by the <br />residents. Six-foot tall wood “good neighbor” fencing will be provided along the rear and side <br />(where feasible) yards of the new single-family homes, including along the shared property line <br />on the east (Rose hotel) and west (St. John Townhomes). Lots 8 -14 will have view fencing <br />along the northern rear (property line). No fencing will extend into or be constructed within <br />approximately 20 feet of the the undevelopable portion of the site (Paracel C).
