<br /> <br /> <br />1-10 <br /> <br />Pleasanton Parks and Recreation Master Plan <br />Section One ‐ Introduction 2014 <br /> <br /> Downtown Specific Plan <br />Originally adopted in 1989, this plan serves as the primary regulatory guide for preserving and <br />enhancing the Downtown Pleasanton area. Land use planning, circulation network, standards for <br />development, environmental measures and implementation requirements are all comprehensively <br />guided through the plan. This document was updated in 2002. Then in 2006, the Design Guidelines <br />document was updated, and the Downtown Hospitality Guidelines document was just completed in <br />November 2012. <br /> <br /> Stoneridge Drive Specific Plan / Staples Ranch <br />The proposed development of the 124 acre Staples Ranch property, located at the southwest corner <br />of the I‐580 and El Charro Road, includes approximately 37 acres of service commercial/light <br />industrial uses, a 45 acre senior continuing care community with a health center, an 11 acre <br />commercial / retail development, a 17 acre community park, and a 5 acre neighborhood park that <br />includes a storm water detention basin. <br /> <br /> Bernal Property Phase II Specific Plan <br />This document provides planning direction for the 318 acres of public land of the greater 516 acre <br />Bernal Property. Phase I included mixed density housing, commercial/office, a “village common” <br />park, a neighborhood park, while Phase II includes completion of a 30 to 50‐acre community park, a <br />fire station, elementary school, storm water detention basins, roads, a neighborhood/special use <br />park and trails. <br /> <br />The plan area is located just west of downtown Pleasanton south of Bernal Avenue on both sides of <br />Interstate 680 and north of the Alameda County Transportation Corridor as well as the Castlewood <br />County Club Golf Course. <br /> <br /> East Pleasanton Specific Plan <br />The East Pleasanton Specific Plan is currently in progress and will create a land use and development <br />plan for approximately 1,000 acres of land east of Valley Avenue and Busch Road and north of <br />Stanley Boulevard. Existing land uses within the Plan Area consist of former sand and gravel <br />extraction activities, 3 former quarry lakes, the Pleasanton Garbage Service Transfer Station and <br />Recycling Center, the City’s Operations Service Center, other minor uses and vacant land. <br /> <br /> Happy Valley Specific Plan <br />Approved in 1998, the 860‐acre Happy Valley Specific Plan on the south central edge of Pleasanton <br />provided a semi‐rural low and medium density single family residential development with strong <br />trail connectivity. Important aspects of the land use plan included a 165 acre municipal golf course <br />and 376 acres for agricultural/open space. <br /> <br /> North Sycamore Specific Plan <br />The North Sycamore Specific Plan provided development guidelines and uses for 135 acres of land <br />adjacent to and formerly part of the Happy Valley Specific Plan area, north of Sycamore Road. <br /> <br />
