Ordinance No. 2284 <br />Page 6 of 40 <br />EXHIBIT A <br />CONDITIONS OF APPROVAL <br />P22-1089, PUD -147, Tract 8522, and P24-0378 <br />4131 Foothill Road (APN 941-0950-003-03), 4141 Foothill Road (APN 941-0950-003-01), <br />APN 941-0950-003-11, and APN 941- 0950-003-12 <br />July 16, 2024 <br />The applicant is hereby notified, as part of this approval, that (s)he is required to satisfy and <br />maintain compliance with the conditions of approval below. Where approval by the Director of <br />Community Development, Planning Division, Director of Engineering/City Engineer, City <br />Attorney, Chief Building and Safety Official, Fire Department or other City staff is required, <br />review shall be for compliance with all applicable conditions of approval, adopted policies and <br />guidelines, ordinances, laws and regulations, and accepted practices related to the approval. In <br />addition to complying with the conditions below, the applicant is required to comply with all <br />applicable federal, state, and local laws that pertain to this project whether or not specifically <br />noted herein. <br />This approval is granted for: (1) adoption of a CEQA Guidelines Section 15183 Consistency <br />Checklist pursuant to the City of Pleasanton Housing Element Update Final Environmental <br />Impact Report (FSEIR); (2) the following entitlements: (a) Annexation (P22-1089), (b) a Planned <br />Unit Development (PUD) development plan (PUD -147) to construct a 111 -lot residential <br />subdivision, including an age -qualified community with 92 single-family detached homes, 18 <br />affordable senior court -yard detached and duet homes, one existing single-family residence, <br />and related on -and off-site improvements, (c) a Vesting Tentative Map (Tract 8522), and (d) a <br />Pre -Annexation and Development Agreement (P24-0378); and (3) an Affordable Housing <br />Agreement for the proposed project located 4131 Foothill Road (APN 941-0950-003-03), 4141 <br />Foothill Road (APN 941-0950-003-01), APN 941-0950-003-11, and APN 941- 0950-003-12. <br />Development shall be substantially as shown on the project materials listed below: <br />a. Project plans, Vesting Tentative Map, Visual Simulations, Color and Material Board, etc., <br />Exhibit B, prepared by Dahlin Group, RJA, KTGY, and RW Stover and Associates for <br />Foothill Boulevard Holding Company, LLC, dated "Received" on June 15, 2024, and kept <br />on file in the Planning Division of the Community Development Department. <br />b. Design Guidelines and Development Standards prepared by Foothill Boulevard Holding <br />Company, dated "Received" on August 3, 2023, and kept on file in the Planning Division <br />of the Community Development Department. <br />C. Arborist Report prepared by HortScience for DeSilva Group, dated "Received" in April <br />2023, and kept on file in the Planning Division of the Community Development <br />Department. <br />d. Archeological Cultural Resources Assessment prepared by Basin Research Associates <br />for DeSilva Group, dated "Received" on January 27, 1997, and October 23, 2023, and <br />kept on file in the Planning Division of the Community Development Department. <br />e. Historic Structure Assessment prepared by Design Story Spaces, for Foothill Boulevard <br />Holding Company, dated "Received" on October 23, 2023, and kept on file in the <br />Planning Division of the Community Development Department. <br />
