Ordinance No. 2284 <br />Page 25 of 40 <br />A streetlight wattage sticker needs to identify the actual total wattage consumed, be visible <br />from the ground, be of a size and type acceptable to PG&E showing total fixture energy <br />use in watts and must be installed on each fixture. <br />Streetlights connected to existing joint utility poles are generally not allowed unless <br />authorized by the City Engineer. <br />(Address this condition prior to subdivision improvement plan approval) <br />67 CLEAN WATER PROGRAM (HYDROMODIFICATION PROJECTS): Because the project <br />creates and/or replaces more than 43,560 square feet (1.00 acre) of impervious surface, <br />increases impervious surface over pre -project conditions, and is located in a susceptible <br />area, it is considered a Hydromodification (HM) Project according to Provision C.3.g of the <br />Municipal Regional Stormwater NPDES Permit. Said permit regulates stormwater runoff in <br />Pleasanton. The Alameda Countywide Clean Water Program developed a C.3 Guidance <br />Manual to assist applicants in addressing these regulations. The Guidance Manual is <br />available for download at: <br />0ttps ,'/wwN cleanwaterprogram.org/businessesldevelopment htmI <br />HM projects must include stormwater treatment measures in the site design to cause no <br />increase in the erosion potential of the receiving stream over the pre -project (existing) <br />condition. To demonstrate compliance, the City encourages use of the Bay Area Hydraulic <br />Model (BAHM). The model software can be downloaded at no cost from Clear Creek <br />Solutions. In addition, HM projects must be subject to a Stormwater Treatment Measure <br />Maintenance Agreement between the City and property owner to assure long-term <br />maintenance of the installed measures. The City will provide a template agreement. Once <br />executed, the agreement must be recorded against the property. (Address this condition <br />prior to subdivision improvement plan approval) <br />68 GEOTECHNICAL RECOMMENDATIONS: Recommendations from the project's <br />geotechnical investigation, as prepared by a California -licensed Geotechnical Engineer <br />or Certified Engineering Geologist, shall be incorporated into the design of the <br />improvements and/or explicitly noted on the plans. The author(s) of the geotechnical <br />investigation shall certify on the plans that the design complies with their <br />recommendations. During construction, the applicant must follow all recommendations. <br />(Address this condition prior to subdivision improvement plan approval) <br />69 ALQUIST-PRIOLO EARTHQUAKE FAULT ZONING ACT: According to California <br />Public Resources Code Section 2621 et seq. this application is subject to the Alquist- <br />Priolo Earthquake Fault Zoning Act. The California Code of Regulations (14 CCR §3603) <br />requires recommendations from a licensed Geotechnical Engineer or Geologist to be <br />followed for any development within a delineated earthquake fault zone. Said fault zone <br />shall be shown and labeled on the applicant's development plans. The Geotechnical <br />Engineer or Geologist shall certify on the plans that all recommendations have been <br />addressed in the design. (Address this condition prior to subdivision improvement plan <br />approval) <br />70 SUBDIVISION MAPS: The subdivision of land is governed by Pleasanton Municipal Code <br />Title 19, as well as the California Government Code §§66410-66499.85 (Subdivision Map <br />Act). All maps are subject to review and approval by the City Engineer. Recordation of the <br />subdivision map or maps shall be coordinated by the applicant's title company, with one <br />full-sized mylar copy of the recorded map returned to the City. <br />
