Ordinance No 2284 <br />Page 20 of 40 <br />construction schedule <br />The following measures should be incorporated into the building facade <br />construction: <br />o For the seven (7) lots located nearest to Interstate 680, the north-, east-, and <br />south -facing upper -floor building facades should maintain minimum window <br />assembly STC ratings of 32. Figure 2 [in the Noise and Vibration Assessment <br />prepared by Bollard Acoustical Consultants, Inc., dated "Received" on <br />December 27, 2022], illustrates the facades requiring improved STC rated <br />windows. <br />o Standard residential construction practices (wood or stucco siding, STC -27 <br />windows, door weather-stripping, exterior wall insulation, composition plywood <br />roof) would be adequate for the remainder of the development. <br />o Mechanical ventilation (air conditioning) should be provided for all residences <br />in this development to allow the occupants to close doors and windows as <br />desired to achieve compliance with the applicable interior noise level criteria. <br />Project Specific Condition <br />HOUSING DIVISION - 925-931-5007 <br />42. AFFORDABLE HOUSING AGREEMENT: Prior to issuance of a Building Permit, the <br />applicant shall execute the City Council -approved Affordable Housing Agreement. <br />Project Specific Condition <br />43. NEW HOME AGE RESTRICTIONS: The age restrictions for the new homes, but not the <br />existing residence to remain, shall be recorded as part of the project CC&Rs. Project <br />Specific Condition <br />BUILDING AND SAFETY DIVISION - 925-931-5300 <br />44. BUILDING AND FIRE CLEARANCE: Prior to issuance of a business license, the <br />applicant shall contact the Building and Safety Division and the Fire Department to <br />ensure the proposed use of the tenant space meets Building and Fire Code <br />requirements. If required, the applicant shall obtain all appropriate City permits. <br />45. PHASED OCCUPANCY: If building occupancy is proposed to be phased, the applicant <br />shall submit a phasing plan to the Chief Building and Safety Official for review and <br />approval. <br />46. DIGITAL PLAN SUBMITTAL REQUIREMENT - COMMERCIAL, SINGLE-FAMILY <br />RESIDENTIAL, MULTI -FAMILY RESIDENTIAL AND CONDOMINIUM PROJECTS: The <br />applicant shall submit site plan and building information to the City's Geographic <br />Information Services (GIS) Division in a digital format prior to issuance of the building <br />permit. All changes or revisions to the approved plans during construction which affect <br />the digital submittal, shall be resubmitted for GIS review no later than 1 month prior to <br />scheduling a final inspection. The updated digital submittal will be checked and <br />approved before the building permit will be finalized and certificate of occupancy granted <br />(if applicable). For phased project, the digital submittal must be approved prior to the first <br />occupancy of any phase. The information will be used for public safety and emergency <br />response planning by the Police and Fire Departments. Refer to the "Digital Plan <br />Submittal Requirements" for necessary data and file formatting requirements. <br />
