ESTIMATE QUALIFICATIONS <br />- The project is located in Pleasanton, CA. <br />- The estimate was priced using prevailing wage rates. <br />- The delivery method for this project is Design-Bid-Build. <br /> If the delivery method changes, then this estimate is null and void. <br />- Start date of construction is assumed to be in the summer of 2024. <br />- Construction duration is assumed to be 12 months. <br />- The project will be done in one continuous phase. <br />- Work areas are to be un-occupied during construction. <br />- Work to be performed during normal business hours, 8 hours per day, 40 hours <br /> per week <br />- We include a design contingency of 25%. <br />- The estimate is escalated 26.34%, at a rate of 10% per year. <br />- Due to the nature of construction pricing this estimate is deemed to be accurate <br /> for a period of 90 days. After 90 days, please contact us to see if the estimate <br /> needs a pricing update. <br />- All unit pricing has been increased by 25%, to account for current bid market <br /> conditions, labor availability, fuel costs increases and material lead time, as well <br /> increased construction escalation rates. <br />- New construction unit costs are derived from the Hayward HS Performing Arts <br /> Center, which is from a recent Lease Lease-Back project of recent bid, and <br /> was within 1% of the Silva Cost Consulting, Inc. estimated cost. This was also <br /> increased 25% to account for market conditions, as the project bid in the fall of <br /> 2021. <br />Page 71 of 454
