<br />The applicant is hereby notified, as part of this approval, that (s)he is required to satisfy and
<br />maintain compliance with the conditions of approval below. Where approval by the Director of
<br />Community Development, Planning Division, Director of Engineering/City Engineer, City
<br />Attorney, Chief Building and Safety Official, Fire Department or other City staff is required,
<br />review shall be for compliance with all applicable conditions of approval, adopted policies and
<br />guidelines, ordinances, laws and regulations, and accepted practices related to the approval.
<br />In addition to complying with the conditions below, the applicant is required to comply with all
<br />applicable federal, state, and local laws that pertain to this project whether or not specifically
<br />noted herein.
<br />This approval is granted for (1) Adoption of a CEQA Guidelines Section 15183 Consistency
<br />Checklist pursuant to the City of Pleasanton Housing Element Update Final Supplemental
<br />Environmental Impact Report (FSEIR); (2) the following entitlements: Annexation (P22-1089),
<br />a Planned Unit Development (PUD) development plan (PUD -147) to construct a 111 -lot
<br />residential subdivision, including an age -qualified community with 92 single-family detached
<br />homes, 18 affordable senior court -yard detached and duet homes, one existing single-family
<br />residence, and related on -and off-site improvements, a Vesting Tentative Map (Tract 8522),
<br />and a Pre -Annexation and Development Agreement and (3) an Affordable Housing Agreement
<br />located on Assessor Parcel No(s). 941-0950-003-03, 941-0950-003-01, 941-0950-003-11, and
<br />941- 0950-003-12 at 4131 and 4141 Foothill Road. Development shall be substantially as
<br />shown on the project materials listed below:
<br />a. Project plans, Vesting Tentative Map, Visual Simulations, Color and Material Board,
<br />etc., Exhibit B, prepared by Dahlin Group, RJA, KTGY, and RW Stover and Associates
<br />for Foothill Boulevard Holding Company, LLC, dated "Received" on June 15, 2024, and
<br />kept on file in the Planning Division of the Community Development Department.
<br />b. Design Guidelines and Development Standards prepared by Foothill Boulevard Holding
<br />Company, dated "Received" on August 3, 2023, and kept on file in the Planning Division
<br />of the Community Development Department.
<br />C. Arborist Report prepared by HortScience for DeSilva Group, dated "Received" in April
<br />2023, and kept on file in the Planning Division of the Community Development
<br />Department.
