The developer is
required to enter into an Affordable Housing Agreement in accordance with the City’s
Inclusionary Zoning Ordinance.
Site Design and Development Standards
Figures 4 and 5 show the overall site plan and vesting tentative map layout for the proposed
project. It is anticipated lots 1 through 84 (which includes all 18 of the BMR units) would be
developed by the applicant with both single-family detached units and court-yard
detached/duet homes, while lots 85 through 88 would be held back (remain vacant) for future
custom/semi-custom single-family detached residences, and lot 89 would retain the existing
single-family residence and remain under the ownership of the Merritt family. Parcels A
through G would be common-area parcels and serve various functions. Of note, Parcels A and
B would be landscaped buffer/open space parcels, Parcel C is for the common-use clubhouse
and recreation center, Parcel D is for emergency vehicle access, and Parcel F is for bio-
retention, and the extension of the Marilyn Murphy Kane trail (and associated amenities/open
N
