All existing septic tanks or holding tanks shall be removed or sealed, filled, and <br />abandoned, pursuant to the requirements of the Alameda County Department of Health <br />Services. <br /> <br />All utilities required to serve the existing house on-site shall be installed underground. <br /> <br />The project developer shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an Engineering or Building Department permit. The amount of this <br />bond will be determined by the City Engineer. <br /> <br />All existing wells on the site shall be removed or sealed, filled and abandoned pursuant to <br />Alameda County Ordinance 73-68, prior to the start of grading operations unless Zone 7 <br />retains specific wells for observation wells, or special approval is obtained from the City <br />Engineer for use of an existing well for landscape irrigation. If an existing well is <br />retained for this purpose, the building developer shall install back-flow devices to prevent <br />the cross-contamination of the domestic, City water supply by the landscape well. Any <br />wells designated for abandonment or any wells shall be destroyed in accordance with a <br />permit obtained from Zone 7. <br /> <br />Any damage to existing street improvements during construction on the subject property <br />shall be repaired to the satisfaction of the City Engineer at full expense to the project <br />developer. This shall include slurry seal, overlay, or street reconstruction if deemed <br />warranted by the City Engineer. <br /> <br />The project developer shall include erosion control/storm water quality measures on the <br />final grading plan which shall specifically address measures to prevent soil, dirt, and <br />debris from entering the storm drain system. Such measures may include, but are not <br />limited to, hydroseeding, hay bales, sandbags, and siltation fences and are subject to the <br />review and approval of the Director of Building Inspection. ff no grading plan is <br />required, necessary erosion control/storm water quality measures shall be shown on the <br />site plan submitted for an on-site permit, subject to the review and approval of the <br />Director of Building Inspection. The project developer is responsible for ensuring that <br />the contractor is aware of and implements such measures. <br /> <br />Metal roofs, if used, shall be finished with rust-inhibitive paint. <br /> <br />The project developer shall submit a construction Best Management Practices (BMP's) <br />program for review and approval by the Planning Director prior to issuance of building <br />and/or grading permits. These BMP's shall be implemented by the general contractor and <br />all subcontractors and suppliers of materials and equipment. Construction site cleanup <br />and control of construction debris shall also be addressed. Failure to comply with the <br />approved construction BMP may result in the issuance of correction notices, citations, or <br />a stop work order. <br /> <br />The project developer is responsible for implementing the following measures during all <br />construction phases of the project: <br /> <br />6 <br /> <br /> <br />
