The project developer shall post address numerals on the building so as to be plainly visible from all adjoining streets or driveways during both daylight and night time hours. The approved building materials and colors shall be stated on the building permit plans to the satisfaction of the Planning Director. All conditions of approval for this case shall be reprinted and included as a plan sheet(s) with the building permit plan check sets submitted for review and approval. These conditions of approval shall be on, at all times, all grading and construction plans kept on the project site. It is the responsibility of the building developer to ensure that the project contractor is aware of, and abides by, all conditions of approval. Prior approval from the Planning Department must be received before any changes are constituted in site design, grading, building design, building colors or materials, landscape material, etc. The project developer shall submit a tree report of the existing Modesto ash trees located closest to the existing house with the building permit plan set for review and approval by the City's Landscape Architect and Planning Director before issuance of a building permit. The report shall identify the trees according to species, diameter, condition, and value and shall identify the measures needed to protect these trees from any construction damage. Once the report is approved by the City's Landscape Architect and Planning Director, the project developer shall print the report's recommendations on the specification, site plan, and landscape plan pages of the building permit plan set to the satisfaction of the Planning Director. No tree trimming or pruning other than that specified in the tree report shall occur. The project developer shall arrange for the hoCdcultural consultant to conduct a field inspection prior to issuance of grading permits to ensure that all recommendations have been properly implemented. The consultant shall certify in writing that such recommendations have been followed. 25. 26. The project developer shall post cash, letter of credit, or other security satisfactory to the Planning Director in the amount of $5,000.00 for each one of these trees. This cash bond or security shall be retained for one year following acceptance of public improvements or completion of construction, whichever is later, and shall be forfeited if the trees are destroyed or substantially damaged.
