P22-1089, PUD-147 and Tract 8522, Merritt Planning Commission <br />22 of 33 <br />A preliminary fencing plan, which shows a combination of good neighbor wood fencing, cement <br />plaster walls, and wrought iron fencing has been provided for the project. Figures 27 and 28 <br />illustrate the proposed fencing plan along with a color-coded legend to determine what type and <br />height of fence is proposed in each location of the proposed project. <br /> <br />Figure 27: Preliminary Fencing Plan <br /> <br />Figure 28: Preliminary Fencing Plan Legend <br /> <br />Please refer to Exhibit B for fully detailed and any remaining project details. <br /> <br />ANALYSIS <br />General Plan Conformance <br />The subject site has a General Plan Land Use Designation of Low Density Residential (LDR) <br />and Housing Element Sites Overlay (HESO) which permits residential uses; thus, the project <br />would be consistent with the General Plan Land Use Designatio ns. <br /> <br />The City’s adopted 2023 Housing Element (Appendix B) identifies the proposed project site as <br />Area 22, which allows up to two residential units per acre, plus a 20 percent density bonus <br />under Senior Housing State Density Bonus Law, for a total maximum number of 112 <br />residential units (93 base units plus 19 BMR units).
