P22-1089, PUD-147 and Tract 8522, Merritt Planning Commission <br />18 of 33 <br />Tree Removal and Landscaping/Fencing <br />A total of 379 existing trees were identified on the subject property or within the immediate <br />vicinity of the project, including 135 heritage-sized trees as defined in the Municipal Code. The <br />project proposes to remove a total of 330 existing trees, including 112 heritage-size trees. The <br />trees require removal due to direct or significant encroachment by the proposed project and/or <br />related off-site improvements. However, the project would preserve some of the larger heritage <br />trees, including Trees nos. 964 (50-inch Valley Oak) and 1441 (70-inch Valley Oak) centered in <br />the middle of the proposed project site. Figure 20 shows which existing trees would be removed <br />and those to be preserved when viewed in conjunction with Exhibit B and the proposed <br />project’s arborist report. <br /> <br />Figure 20: Tree Removal/Preservation Plan <br /> <br />Preliminary landscape plans have been provided for the project. A variety of drought-tolerant <br />and climate-appropriate trees, shrubs, and groundcover are proposed throughout the project <br />most of which would be planted around the perimeters of the proposed project, along all streets, <br />in common use areas such as the clubhouse and recreation center and/or minipark, in <br />bioretention areas, along the trail extension, at transition and access points, and in the front <br />yards of the new units. Several (final count to be determined with final landscape plans at the <br />time of construction permit review) new trees are proposed for the project, the majority of which <br />would be 24-inch box size; although some 60-inch box sized trees are also proposed.
