P22-1089, PUD-147 and Tract 8522, Merritt Planning Commission
12 of 33
Regarding the new BMR units, there are two plan options ranging in size from approximately
1,299 square feet to 1,421 square feet and have two -car garages. The architectural design
styles and finishes would be the same as the market rate units.

For the lots to remain vacant (Lots 85-88), the applicant has proposed Design Guidelines and
Development Standards which align similarly to those minimum/maximum development
standards and prescribe the same architectural styles required for the remainder of the
proposed project. The final layout and design of these homes would be subject to review and
approval by the Zoning Administrator as part of the City’s Design Review process.

Figures 9 through 19 provide some examples of the proposed architectural
styles/perspectives, a streetscape visual simulation of the project, and perspectives of the
proposed clubhouse and recreation center. See Exhibit B for a complete comprehensive view
of all proposed floor plans, elevation types, and exterior finish materials.

Figure 9: Plan 1 Perspectives
