P22-1089, PUD-147 and Tract 8522, Merritt Planning Commission <br />8 of 33 <br />The PUD development plan establishes the minimum site development standards for lots 1 <br />through 84 (see Exhibit B, Sheet C-3 and also Figure 6 (partial standards) for all proposed <br />development standards). The site development standards include, but are not limited to, <br />minimum lot area, minimum setbacks, maximum floor area ratio, maximum building height, <br />accessory structure setbacks, etc. For lots 85-88 (custom/semi-custom units), the applicant <br />has prepared Design Guidelines and Development Standards (see Exhibit B) that would <br />establish a similar set of development standards, as well as architectural design guidelines for <br />those lots. <br /> <br />Figure 6: Site Development Standards <br /> <br /> <br />Parcel C, which is centrally located within the project, is designated for the common -use <br />clubhouse and recreation center. The clubhouse and recreation center would encompass <br />approximately 1.16 acres and would provide approximately 6,000 square feet in area. <br /> <br />According to the applicant, the clubhouse and recreation center has been designed with the <br />active lifestyle of the residents in mind. It would offer social events, activities, and resort-style <br />amenities including a fully equipped fitness center with inside and outside yoga and exercise <br />class spaces, pickle ball courts, swimming pool, spa, demonstration kitchen, multi-purpose <br />room, great room, outdoor entertaining area with a fireplace and television, and a massage <br />room. The space was designed and laid out to take advantage of the views of the nearby <br />Pleasanton Ridge. <br /> <br />Figure 7 shows a detailed site plan layout for the clubhouse and recreation center. <br /> <br />Figure 7: clubhouse and recreation center site plan <br />
