P22-1089, PUD-147 and Tract 8522, Merritt Planning Commission <br />6 of 33 <br />Figure 3: Zoning classification map and Existing City Limit Line <br /> <br /> <br />PROJECT DESCRIPTION <br />The proposed project consists of a request for: 1) a PUD development plan (PUD-147) <br />including a 111-lot residential subdivision, including an age-qualified community with 92 <br />single-family detached homes, 18 affordable senior court-yard detached and duet homes, one <br />existing single-family residence, and related on-and off-site improvements; 2) Annexation <br />(P22-1089); 3) a Vesting Tentative Map (Tract 8522) to subdivide the existing approximately <br />64-acre proposed project site, currently comprised of four parcels into 118 parcels (111 <br />residential lots and seven common-area parcels to be owned by the future Homeowners <br />Association (HOA)); and a 4) Pre-Annexation and Development Agreement. The developer is <br />required to enter into an Affordable Housing Agreement in accordance with the City’s <br />Inclusionary Zoning Ordinance. <br /> <br />Site Design and Development Standards <br />Figures 4 and 5 show the overall site plan and vesting tentative map layout for the proposed <br />project. It is anticipated lots 1 through 84 (which includes all 18 of the BMR units) would be <br />developed by the applicant with both single-family detached units and court-yard <br />detached/duet homes, while lots 85 through 88 would be held back (remain vacant) for future <br />custom/semi-custom single-family detached residences, and lot 89 would retain the existing <br />single-family residence and remain under the ownership of the Merritt family. Parcels A <br />through G would be common-area parcels and serve various functions. Of note, Parcels A and <br />B would be landscaped buffer/open space parcels, Parcel C is for the common -use clubhouse <br />and recreation center, Parcel D is for emergency vehicle access, and Parcel F is for <br />bio-retention, and the extension of the Marilyn Murphy Kane trail (and associated <br />N
