The gas station <br />market is located in the southern quadrant of the building (see Figure 2). The surrounding uses <br />are primarily residential, restaurant, and retail. <br /> <br />Primary access to the site is provided by two driveways, one from Bernal Avenue and one from <br />Valley Avenue. The project site does not share drive aisles or parking with the adjoining <br />parcels.
