3200 Hopyard Road Redevelopment – Transportation Assessment
January 2, 2024
20

On-Site Circulation and Vehicular Access
The proposed development will include two driveway entrances along South Valley Trails Drive. Both entrances will be stop controlled. Utilization of these driveways is anticipated to be less than one vehicle per minute during the weekday commuter peak hours.
With respect to the eastern driveway along South Valley Trails Drive, the separation between the
driveway and Hopyard Road is relatively minimal (approximately 112 feet). This would indicate that
five to six vehicles stopped for the Hopyard traffic signal in either of the eastbound turn lanes would be enough to block the eastern driveway from any left-in movements. Though the likelihood of this occurring frequently is expected to be minimal (even during the peak hours), TJKM suggests that the eastern driveway be restricted to exclude left-in movements through signage and striping efforts.
As shown in Figure 9, the site is served by two private streets that each connect with South Valley
Trails Drive. These roads vary from 21 to 26 feet in width. Three private alleys provide additional access to six of the nine residential buildings. TJKM expects that this internal roadway configuration would adequately service the site.
