VTMs are reviewed in the same manner as regular tentative maps, and the Planning <br />Commission is the sole reviewing body (unless appealed). Staff has found the VTM for the <br />project application to be complete and is forwarding it to the Planning Commission for <br />consideration and determination. <br /> <br />The details of the requested VTM (Figure 8) are summarized below: <br />• Create nine lots for condominium purposes with 57 attached condominium units (Lots <br />1 through 9). <br />• Lots A through L include common area for internal streets, open space and a <br />bio-retention area. <br />• A Homeowners Association (HOA) would be established and would own and maintain <br />the common area parcels. <br />• The map would dedicate an approximately 22-foot-wide Public Access Easement <br />(PAE), Public Service Easement (PSE), and Emergency Vehicle Access Easement <br />(EVAE) on Parcels C, D, and E. <br />• The map would dedicate an approximately 5-foot-wide PSE along the Hopyard Road <br />frontage and an approximately 10-foot-wide PSE along the South Valley Trails Drive <br />frontage. <br />• The map would dedicate further easements on common parcels as illustrated in <br />Figure 8. <br /> <br />Figure 8: Vesting Tentative Map #8672 <br />
