Planning Commission <br />Agenda Report <br />December 13, 2023 <br />Item 4 <br />SUBJECT: PUD-148 <br />APPLICANT/ <br />PROPERTY OWNERS: Meenu Gochhwal & Ashish Choudhary <br />PURPOSE: Review and affirm the conditions of approval as modified by the <br />Planning Commission at the August 23, 2023 public hearing, and <br />finalize recommendation to the City Council for final approval. <br />LOCATION: 2207 Martin Avenue <br />GENERAL PLAN: Low Density Residential <br />ZONING: PUD-LDR (Planned Unit Development – Low Density Residential) <br />EXHIBITS: A.Resolution and Draft Conditions of Approval <br />B.Project Plans dated “Received June 17, 2023, and <br />November 20, 2023” <br />C.August 23, 2023 Planning Commission Agenda Report with <br />Exhibits. <br />D.Location and Notification Map <br />STAFF RECOMMENDATION <br />Staff recommends the Planning Commission review the conditions of approval as modified by <br />the Planning Commission on August 23, 2023, and adopt the attached resolution <br />recommending approval of PUD-148 to the City Council, based on the required findings and <br />subject to the draft Conditions of Approval in Exhibit A. <br />EXECUTIVE SUMMARY <br />The proposed project would establish development standards for the subject parcel, including <br />a proposal to construct a tennis court with fencing. The site is zoned PUD, but no PUD <br />development plan has been adopted, which would establish specific development standards <br />for the residence and any accessory or ancillary structures. The Pleasanton Municipal Code <br />(PMC) Chapter 18.68.050 restricts development of a site within a planned unit development <br />district until all provisions of chapter 18.68 have been completed, including adoption of a <br />development plan. The applicant/property owners are requesting approval of a PUD <br />development plan to establish development standards for the subject parcel, including addition <br />of site-specific standards for a tennis court. <br />On August 23, 2023, the Planning Commission considered and approved PUD-148, with <br />modifications to the staff-recommended conditions of approval.
