Resolution No. PC-2023-18 <br />Page Four <br /> <br /> <br /> <br />6. Whether adequate public safety measures have been incorporated into <br />the design or the proposed development plan. <br /> <br />At this time, the proposed development plan does not propose a new site <br />design or accessory structures, only a new sports court. The existing <br />residence received approval from Alameda County at the time of its <br />construction and was designed to meet the requirements of the California <br />Building Code and applicable County codes at that time. The Planning <br />Commission finds the subject parcel has adequate access to serve police, <br />fire, and other emergency vehicles. All additional development on the subject <br />parcel will be required to meet the requirements of the proposed development <br />plan and all applicable City and State codes. As such, the Planning <br />Commission concludes this finding can be made. <br /> <br />7. Whether the proposed development plan conforms to the purposes of <br />the PUD district. <br /> <br />The proposed development plan conforms to the purposes of the PUD district <br />including to allow residential uses on the lots. In addition, the intent is to <br />maintain adequate light, air, privacy, and separation between dwellings and <br />requires specific landscape, fencing, lighting, and other design requirements <br />unique to the district. The proposed development plan will help implement the <br />intent of the district through large setbacks and context sensitive building and <br />site design. As such, the Planning Commission concludes this finding can be <br />made. <br /> <br />Section 2: The Planning Commission hereby recommends the City Council approve the <br />application for a PUD development plan (PUD-148) as reflected in the Conditions of <br />Approval in Attachment 1 attached hereto and incorporated into this resolution by <br />reference to establish development standards for 2207 Martin Avenue. <br /> <br />Section 3: This resolution shall become effective immediately upon its passage and <br />adoption. <br /> <br />PASSED, APPROVED AND ADOPTED by the Planning Commission of the City of <br />Pleasanton at a regular meeting held on December 13, 2023, by the following vote: <br /> <br />Ayes: <br />Noes: <br />Absent: <br />Abstain: <br /> <br />ATTEST: <br /> <br /> <br />_____________________________ ______________________________ <br />Melinda Denis Brandon Pace
