The proposal also includes specific <br />provisions to establish development standards, and approve a tennis court measuring <br />approximately 55 feet by 110 feet, with the intention of legalizing the existing (partially <br />installed) fencing surrounding the court (see Figure 3). <br /> <br />The overall development standards for primary and accessory structures are proposed to be <br />consistent with those of the R-1-40,000 Zoning District. More specific standards are <br />established for the tennis court fencing, including its design (e.g. a U-shape) and maximum <br />heights specified for the sides and ends of the court. Additionally, measures to mitigate <br />impacts to neighbors, such as installing vegetative screening and increasing the 'good <br />neighbor' fence height (along adjacent property at 3520 Dennis Drive) to approximately 7 feet <br />tall are included as conditions of approval. Further details concerning the proposed <br />development standards are provided in the attached December 13, 2023, Planning <br />Commission Agenda Report (Attachment 2). <br /> <br /> <br /> <br />Planning Commission Action <br />The Planning Commission held a public hearing on August 23, 2023 (see Attachment 2, <br />Exhibit C), to review the project and provide a recommendation to the City Council. Six <br />members of the public, including the applicant/property owners, provided comments both in <br />support of and against the project, with particular focus on the tennis court.
