Box 520 <br />Pleasanton, CA 94566 <br />Re: Scope of Work for the 3200 Hopyard Residential Project Modified Initial Study <br />Checklist <br />Dear Mr. Mora: <br />On behalf of Raney, a division of Raney Planning & Management, Inc., I am pleased to submit <br />the following scope of work for preparation of a Modified Initial Study (IS) Checklist for the 3200 <br />Hopyard Residential Project (proposed project). The following scope of work has been tailored <br />based on the information provided to date. The scope of work may be further refined in <br />coordination with you and City staff, as needed. We look forward to the opportunity to work with <br />you on this project. <br />PROJECT UNDERSTANDING <br />Project Location <br />The project site is located at 3200 Hopyard Road, southwest of the intersection of South Valley <br />Trails Drive and Hopyard Road, in the City of Pleasanton, California. The 2.9-acre project site <br />(APN 941-907-62) is developed with Harvest Valley Christan Church, and an affiliated day care <br />facility, which were built in the 1970s. Surrounding existing land uses include St. Clare’s <br />Episcopal Church and Preschool and Chabad of the Tri-Valley to the northwest, across South <br />Valley Trails Drive; an office building to the north, across Hopyard Road and Parkside Drive; <br />Pleasanton Sports Complex and commercial uses to the east, across Hopyard Road; Pleasanton <br />Canal Trail, Pleasanton Canal, Lifetime Activities sports complex, and Pleasanton Tennis Park to <br />the south; and single-family residences to the west. The City of Pleasanton General Plan designates <br />the project site as High Density Residential (HDR) and the site is zoned as Multiple Family <br />Residential, 1,500 Square Feet Lot Per Unit (RM-15). <br />Project Description <br />The proposed project would include the demolition of all existing on-site structures, the removal <br />of trees throughout the site, the removal of the existing driveway and sidewalk along the northern <br />project frontage, and the subsequent construction of nine three-story residential buildings ranging <br />from 7,235 square feet (sf) to 9,025 sf. The development would include a total of 57 residential <br />units, including nine one-bedroom units, 18 three-bedroom units, and 30 four-bedroom units. Each <br />residential building would include six to seven units, including a 2,395-sf duplex unit with an <br />attached two-car garage and a 532-sf ground floor one-bedroom unit with an attached single-car <br />garage. The remaining units in each building would consist of two- and three-story condominiums <br />ranging from 1,492 sf to 2,134 sf.
