<br />16. All parking spaces shall be striped according to the site plan. <br /> <br />17. The final location of the pad mounted transformer shall be subject to approval by the <br />Planning Director prior to issuance of permits by the Building Department. The <br />transformer shall be screened by landscaping or contained within an enclosure matching <br />the building and with corrugated metal gates. <br /> <br />18. Only modular newspaper dispensers accommodating more than one (I) newspaper shall be <br />allowed outside of buildings within the development. The design of these dispensers shall <br />be approved by the Planning Director. Dispensers within the public right-of-way shall <br />require an encroachment permit by the Engineering Department. <br /> <br />19. The developer shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping and open space areas included in this project will be <br />maintained at all times in a manner consistent with the approved landscape plan for this <br />development. Said agreement shall run with the land for the duration of the existence of <br />the structures located on the subject property. <br /> <br />20. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. Said <br />landscape plan shall be consistent with the approved landscape plan plus any conditions of <br />approval, and shall be detailed in terms of species, location, size, quantities, and spacing. <br /> <br />21. The developer shall provide root control barriers and four inch (4") perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet (10' 0") in <br />width, as determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br /> <br />22. Prior to occupancy, the landscape architect shall certify in writing to the Planning Director <br />that the landscaping has been installed in accordance with the approved landscape and <br />irrigation plans with respect to size, number, and species of plants and design concept. <br /> <br />23. Six inch (6") vertical concrete curbs shall be installed between all paved and landscaped <br />areas. <br />
