<br />Resolution No. PC-97-25 <br />Page 5 <br /> <br />10. The roof mounted equipment for Bonfare Market shall be installed in conformance with <br />the "Partial Roof Plan," attached as Exhibit A. The applicants shall effectively screen <br />from view all ducts, meters, air conditioning equipment, and any other mechanical <br />equipment, whether on the structure, on the ground, or on the roof, with materials <br />architecturally compatible with the main structure. A wood trim board shall be added to <br />the top of the screen wall, matching the design of the wood building walls. Screening <br />details shall generally comply with the "Equipment Screen Detail," attached as Exhibit A, <br />and be shown on the plans submitted for issuance of building permits. The final design <br />and adequacy of equipment screening shall be subject to review and approval by the <br />Planning Director. All required screening shall be provided prior to occupancy. <br /> <br />11. All mechanical equipment shall be constructed in such a manner that noise emanating <br />from it will not be perceptible beyond the property plane of the subject property in a <br />normal environment for that zoning district. <br /> <br />12. The applicant or property owner shall provide a corridor from the market to the rear of <br />the center so as to provide direct access to the trash enclosure. A second dumpster shall <br />be added to the trash enclosure. Trash containers shall be stored within the enclosure at <br />all times, except when being unloaded. <br /> <br />13. All shopping carts for the convenience market shall be stored within the store. Should <br />the applicants wish to store shopping carts in front of the store, or if it found that the <br />market is storing shopping carts in front of the store, a screen wall shall be installed by <br />the applicants to screen the shopping cart storage area. Said screen wall shall be designed <br />to be architecturally compatible with the building and shall be subject to review and <br />approval by the Planning Director prior to installation. <br /> <br />14. The applicants shall maintain the area surrounding the tenant space in a clean and orderly <br />manner at all times. <br /> <br />15. At no time shall balloons, banners, pennants, or other attention-getting devices be utilized <br />on the site except as allowed by Section l8.96.060K ofthe Zoning Ordinance for grand <br />openings or by Section 18.116.040 of the Zoning Ordinance if approved by temporary <br />conditional use permit as part of a decorating plan in conjunction with shopping center <br />promotional events. At no time shall spot lighting be used after 10:00 PM in conjunction <br />with such grand openings and/or promotional events. <br /> <br />16. The applicant shall obtain all building and other applicable City permits for the use and <br />structure prior to occupancy. <br /> <br />17. The hours of operation shall be 6:00 a.m. until 12:00 midnight. <br /> <br />{end} <br />
