Development shall be substantially as shown on the development plans and colorboard, <br />Exhibit "A", dated "Received January 16, 1997" on file with the Planning Department, <br />except as modified by the following conditions. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if found to be in substantial <br />conformance to the approved exhibits. <br /> <br />2. The applicants shall obtain all building and other applicable City permits for the project <br />prior to the commencement of construction. <br /> <br />3. The developer shall pay any and all fees to which the property may be subject prior to <br />issuance of building permits. The type and amount of the fees shall be those in effect at <br />the time the building permit is issued. <br /> <br />4. The trash enclosures shall match the design and colors of the building. The applicants <br />shall include trash enclosure elevations on the plans submitted for issuance of building <br />permits. Said plans shall be subject to review and approval by the Planning Director <br />prior to issuance of building permits. Trash containers shall be stored within the <br />enclosures at all times, except when being unloaded. <br /> <br />5. The applicants shall provide elevations and a roof plan for the parking space arbors. The <br />plans shall also show the precise location of the wisteria planters for the arbors. The <br />applicant shall design and locate the arbors and wisteria planters so as to not encroach <br />into any required drive aisle or parking space. Said details shall be shown on the plans <br />submitted for issuance of building permits and shall be subject to review and approval by <br />the Planning Director prior to issuance of building permits. <br /> <br />6. The applicants shall revise the earth berms shown on the grading plan (within the 33 ft. <br />P.S.E.) to match the three ft. tall berms shown on the preliminary landscape plan. Said <br />modification shall be shown on the plans submitted for issuance of building permits and <br />shall be subject to review and approval by the Planning Director prior to issuance of <br />building permits. <br />
