<br />Resolution No. PC-97-05 <br />Page 2 <br /> <br />Although there are no gated communities within the immediate vicinity of Del <br />Valle Court, there are several neighborhoods within the City developed with <br />private streets which are gated. This private street is similar to those, therefore, it <br />is consistent with other neighborhoods within the City. <br /> <br />D. The grading takes into account environmental characteristics and is <br />designed in keeping with the best engineering practices to avoid erosion, slides, or <br />flooding to have as minimal an effect upon the environment as possible. <br /> <br />No new grading is proposed with the installation of the gate. <br /> <br />E. The streets and buildings have been designed and located to complement <br />the natural terrain and landscape. <br /> <br />No new streets are proposed with the installation of the gate, although the <br />operation of the street would be modified with the installation of the gate and call <br />box structure. The gate location is appropriate if constructed as conditioned. <br /> <br />F. Adequate public safety measures have been incorporated into the design of <br />the plan. <br /> <br />The gate is designed according to the requirements of the City's Fire and Building <br />Departments and will provide Knox-key or Knox-box overide systems for <br />emergency response. <br /> <br />G. The plan conforms to the purposes of the PUD District. <br /> <br />The proposed gate is a modification to the approved PUD for the Auf der <br />Maur/Glanville developments. The PUD ordinance does not specifically address <br />the installation of security gates, but one of the purposes of the district is to ensure <br />that the developer's desires -- or, in this case, the residents' desires -- and those of <br />the community are understood and approved prior to commencement of <br />construction. The Planning Commission feels that while the General Plan does <br />not encourage gated communities, it does not prohibit them. The gate for Del <br />Valle Court would provide for the desires of the residents; therefore, it conforms <br />to the purposes of the PUD District. <br /> <br />WHEREAS, the Planning Commission determined that the PUD modification is consistent <br />with the General Plan and is appropriate for the site. <br />
