<br />PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-97-04 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF FRANCES HODGE, <br />D.B.A.THE PERFECT TOUCH, FOR A CONDITIONAL USE PERMIT, AS FILED <br />UNDER CASE UP-96-85 <br /> <br />WHEREAS, Frances Hodge, d.b.a. The Perfect Touch, has applied for a conditional use permit <br />to operate a massage therapy business within an existing building located at 239 <br />Main Street, Suite G; and <br /> <br />WHEREAS, zoning for the property is C-C (Central Commercial), Civic Overlay, Downtown <br />Revitalization District; and <br /> <br />WHEREAS, at their duly noticed public hearing of January 22, 1997, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose of the district in which the site <br />is located. <br /> <br />Some of the objectives of the zoning ordinance are to foster a harmonious, <br />convenient, workable relationship among land uses, protect existing land uses from <br />inharmonious influences and harmful intrusions, and to insure that public and <br />private lands are used for the purposes which are most appropriate and beneficial <br />to the City as a whole. One ofthe purposes of the commercial zoning district is to <br />provide locations which offer commodities and services to the residents of <br />Pleasanton and the surrounding areas. The proposed project will be consistent with <br />these objectives in that it will provide a service to the community and would be <br />conducted so as to not have negative land use impacts on the surrounding uses. <br /> <br />The subject building is located in the Downtown Revitalization District. Some of <br />the purposes of the Downtown Revitalization District are to deter the inappropriate <br />demolition, destruction, alteration, or misuse of architecturally interesting and <br />significant structures in the Downtown, revitalize the economic growth and health <br />of and foster civic pride in the Downtown, and stabilize and enhance the value of <br />property. As proposed, the massage studio will not alter in any way the approved <br />exterior of the Downtown Centre. As conditioned, the proposed use will be <br />compatible with adjacent uses in the vicinity. <br />
