<br />Resolution No. PC-97-03 <br />Page 3 <br /> <br />EXHIBIT "Bit <br />CONDITIONS OF APPROVAL <br />PUD-90-19-6M <br /> <br />1. All conditions of approval for PUD-90-l9 et.al. shall remain in effect and full force <br />except as modified by these conditions herein. <br /> <br />2. Condition No. 2.e of PUD-90-l9 shall be amended to allow for the greater use of stucco <br />for the homes on the custom lots. Specifically, the design of the homes for the first tier of <br />lots (Lots #86, #87, #91, #92, #96, #97, #98, and #99) may use stucco provided that <br />rock/masonry materials are used along the foundation and throughout all elevations on <br />appropriate building elements including but not limited to chimneys, bay windows, front <br />door entry features, around garage door columns. The specific amount and location of <br />natural materials shall be determined through the design review process. Stucco may be <br />used exclusively for the homes on the remaining lots (Lots #86, #89, #90, #93, #94, and <br />#95) provided that the exterior elevations contain significant detail and articulation to <br />compensate for the lack of natural materials. <br /> <br />3. No portion of any home shall exceed thirty (30) feet when measured as a 30-foot sliding <br />parallel plane from the lowest point to the highest point of the structure along said plane. <br />No home shall exceed a total of forty (40) feet in height when measured from the absolute <br />lowest point from where the foundation intersects the grade to the absolute highest point <br />of the home. <br /> <br />4. The square footage of homes on the first tier oflots shall remain at 4,500 square feet. <br /> <br />5. The exterior colors for the custom lots shall be within the color range shown on the color <br />chart in Exhibit "A," dated "Received, January 24, 1997" on file with the Planning <br />Department. <br /> <br />{end} <br /> <br />I I <br />
