walk pad for roof maintenance, infilling parapet walls, and rerouting of roof <br /> overflow drainage. <br /> ■ Additional Plywood Replacement at Eaves: The plywood at the eaves was <br /> found to have early stages of dry rot, and the structural engineer <br /> recommended that it be removed and replaced around the entire building. <br /> o Change Order No. 3 added the replacement of six gable end windows and <br /> established an overtime allowance of $50,000 to ensure the work could be <br /> completed within the scheduled closure of the library. The existing gable end <br /> windows were held in place primarily by stucco, not connected to the framing, and <br /> lacked waterproofing around their openings. <br /> o Change Order No. 4 addressed concentrating roof water and protective coating of <br /> plywood eaves. The roof had large valleys that drained water through a single <br /> point. After removing the roof at these locations, extensive water damage was <br /> noted. Additional downspouts and metal flashing were added to prevent future <br /> failures, armoring the areas against premature failures. The work included coating <br /> the underside of the eaves to prevent future deterioration of the wood. <br /> o Change Order No. 5 added two horizontal downspouts at the library's south side to <br /> prevent over-saturation of planter areas and minimize water seepage to the library <br /> building. The work also included weather protection of exposed underlayment <br /> because roof tile installation was held back due to window delivery and installation <br /> delays. <br /> Change Order No. 6 added black-painted plywood at the northwest corner gable <br /> window. Existing metal framing was found after the demolition of the gable <br /> windows at the northwest corner, not exposed to the interior of the building. Due to <br /> the transparency of the new windows, the metal framing would have been visible <br /> through the glass. This work also included sealant to waterproof two center gable <br /> windows and a labor credit for seven roof anchors that were not installed. <br /> Change Order No. 7 provided additional temporary fencing in the City's parking lot <br /> to protect the window material. The clerestory windows were delivered on-site in <br /> January 2023; the gable end storefront system delivery was delayed until April <br /> 2023. Both clerestory windows and gable end windows had to be installed <br /> simultaneously and during the designated library closure. <br /> o Balancing Change Order: Credits the unused allowance work for HVAC curb <br /> repairs, rafter repairs, and the overtime allowance, totaling $69,572. The overtime <br /> shift cost to install the gable end windows during the library closure was $9,427. <br /> Page of <br />
